I'm a community lawyer who has been representing tenant associations and tenant leaders in rent-stabilized buildings in NYC.

 

Now I'm doing the same thing in Kingston, NY, where rent stabilization is very new. The rights of rent stabilization won't mean anything unless we fight to enforce them.

Get The Right Lease

Rent-stabilized tenants are entitled to a special kind of a lease and recognition that their apartment is rent-stabilized. Get in touch if your landlord refuses to treat you as a rent-stabilized tenant, or if you're not sure whether your apartment is rent-stabilized.

Lower Your "Base" Rent

Did your rent increase more than 16% between Jan. 1, 2019 and Jul. 31, 2022? If so, you may be entitled to a rent decrease and refund. But only if you file the necessary paperwork within 90 days of receiving the "initial apartment registration" from your landlord. Get in touch.

Get Illegal Rent Refunded

As a rent-stabilized tenant, you only have to pay the legal regulated rent for your apartment. If your landlord charges you more than that, you may be able to get back three times what you were overcharged by your landlord. Get in touch to determine your legal regulated rent and whether you have been overcharged.

Fight Rent Increases

Is your landlord trying to raise your rent by claiming to have improved the building or your apartment? If so, you have a right to fight it. Get in touch.

Get Repairs

If your landlord is refusing to make repairs, you may be able to get a court order requiring them to, as well as a rent reduction until they make the repairs. Get in touch.

Pass Your Apartment On

Your family members may be entitled to take over your apartment when you leave or if you pass away. Take action now to protect their rights. And if your loved one has already left, you may have a claim to take over the lease. Get in touch.
